development plan
Greate Bay is interested in developing a portion of our property to allow additional residential development around the golf course.
Development is critical to the Club’s future, and we believe that a thoughtful and responsible plan can be a benefit for everyone – the Club, our members, and the Somers Point community.
Here are the facts about our development plans and how they impact our members:
The Plan
- All development would occur only along Mays Landing Road, on what is currently the 7th and 8th holes and the area of the existing clubhouse, range and parking
- The current plan includes a new clubhouse, new practice facility, range and redesigned entrance and parking to improve traffic flow on the area now occupied by hole # 7
- Earlier plans called for the development of condominium units on the current 7th and 8th holes, as well as an 11-story condo hotel tower on the current clubhouse tract—for a total of 625 units
- Under the new Greate Bay plan, the hotel tower has been eliminated, and residential development will be limited to a maximum of 550 new units (less than 45ft. in height) on the site of the 8th hole and the existing clubhouse tract
- Development will provide revenue for improvement of the golf course and generate ongoing revenues that will ensure the viability of the Club for years to come
Impact on our Members
- The new golf course design (over 6,450 yards) will actually improve the layout of the course and quality of play
- There will be little or no interruption of play caused by construction
- Greate Bay will use a significant portion of the development proceeds to invest a minimum of $8 million on improvements over the next five years. The centerpiece of this new investment is a new state-of-the-art clubhouse and practice facilities with upgraded and expanded amenities.
- Improvements will also include a new state-of-the-art irrigation system, complete cart path system, sand trap renovation, improved maintenance equipment and greens, fairway and tee renovation
- We will continue to be, “the best value in private golf in the region!”
- Greate Bay members will have the first opportunity to purchase the new residential units at pre-construction prices
Impact on the Community
- Greate Bay currently operates at a significant annual loss. Development of a portion of the site allows Greate Bay to generate new revenues while improving the championship-quality golf course and preserving the largest open space in Somers Point
- Development will occur only on the Mays Landing Road side of the Club, preserving the views and current conditions for all of Greate Bay’s neighbors
- Development will generate millions of dollars in new tax revenues, reducing pressure for increased local property taxes
- A tough new (enforceable) deed restriction will guarantee residents that the golf course will be permanently preserved to the benefit of local residents and the city
- Greate Bay is one of the largest private employers and tax payers in Somers Point. The development ensures the Club’s survival, preserving approximately 140 local jobs and nearly $300,000 in current tax revenue for the city
